Grenier Construction recently completed a full commercial remodel of a flagship retail space in West Hollywood, including structural wall fortification with new wood framing, a simplified and modernized electrical system, and the removal of outdated systems such as legacy telephone wiring. The project also included a brand-new roof and an energy-efficient HVAC installation. We ensured the space met today’s retail standards in both form and function. Maintaining Character
While modernizing the interior for commercial use, we were careful to preserve the building’s original charm and architectural character. Key features like exposed brick, vintage windows, and high ceilings were retained to honor the history of the space while blending seamlessly with the clean white box finish. New HVAC
While modernizing the interior for commercial use, we integrated a new HVAC system with dual zones for energy efficiency.
Exterior HVAC
We installed a new 10-ton HVAC system, split into two separate 5-ton units to efficiently serve distinct zones of the commercial property. The system was modernized for optimal performance, with minimal roof penetrations to preserve the integrity of the structure.
New KEE Roof
We began by tearing off the old asphalt flat roof and making structural enhancements to strengthen the roof deck and improve long-term performance. Once reinforced, we installed a new KEE (Ketone Ethylene Ester) membrane roofing system, known for its exceptional durability, UV resistance, and flexibility in extreme temperatures. The KEE roof provides superior protection against weathering, punctures, and chemical exposure—making it a long-lasting solution for commercial buildings.
Integrity for New Roof
Replacing damaged or deteriorated wood sections of the roof is essential to ensure a stable and secure substrate for the new roofing system. Rotten or weakened wood can compromise the structural integrity of the roof and reduce the lifespan of the new membrane. A solid, reinforced base prevents future leaks, sagging, and costly repairs, ensuring the new roof performs as intended.
